Barton Tinsley Simpson began learning about the hard realities of real estate when he was 12 years old. His father, a real estate broker, put him to work scraping paint off the windows of buildings that were being renovated. In spite of that, when he was an college freshman, he bought his first house and renovated it himself—while living in it. It was his first real estate investment. It came with a ton of sweat equity and the kind of responsibility, risks, and rewards that very few kids of that age ever experience. The result? He was hooked. From there, Barton followed a road that had many side paths—he raised venture capital funds, served as a general partner for two successful restaurants, co-founded The Builders Fund, Inc., and founded Emerald Capital Mortgage--he bought and renovated his first apartment complex in 1998..
